HomePro Property Inspections is owned and operated by a Certified Professional Inspector (CPI)®, offering investigative property inspection services to buyers and sellers throughout Central Oregon. Our exhaustive inspection services are non-invasive and highly accurate, adhering to the Standards of Practice as stated by InterNACHI and the State of Oregon.
General Home Inspection
Our residential property inspection is a careful visual evaluation of the readily accessible components of a home. To ensure that your inspection services are as accurate as possible, we use infrared thermography as needed at no extra cost. This will measure the temperature signatures of certain components to determine if moisture is present (a moisture meter is also used) or if energy loss is disrupting the overall efficiency of the home.
We inspect the following areas:
- Roof (including gutters & downspouts)
- Structural Components
- Foundation & Crawl Space
- Attached Garage
- Deck, Porch, & Patio
- Driveways & Walkways
- Exterior (cladding, doors, windows, soffits, fascias)
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Attic, Insulation, & Ventilation
- Fireplace & Chimney
- Plumbing System
- Electrical System
- HVAC Systems
We offer these additional inspection services:
Commercial Property Inspection
We offer full structural and system inspections for commercial properties of most sizes—whether it’s a small business or a large warehouse. We’ll evaluate the building for any defects or safety hazards, educating you on the property’s overall condition so that you can make the best decision when negotiating an investment.
When you’re preparing to sell a home, it’s a good idea to first have it thoroughly evaluated by a professional inspector. We’ll determine if there are any issues with the installed systems or structure of your home, sending you a full report of our findings upon completion. If the inspection does uncover any defective components, this gives you a chance to make repairs or to inform prospective buyers as soon as they view the property—saving you from stalled negotiations in the future.
New Construction Inspection
Before the builder takes you on the final walkthrough of your newly constructed home, we recommend contacting a third-party home inspector to evaluate the property. We’ll investigate the partially finished or completed structure for any safety concerns or material defects—while also evaluating the installed systems for proper operation. This will give you confidence and peace of mind in your investment as your move-in date draws close.
11th Month Warranty Inspection
This inspection is a valuable service for any new or longtime homeowner. We’ll arrive to your home to take a close look at most readily accessible structural components and any installed systems. If we discover defective components or areas in need of improvement, we’ll advise you on what to do, how to do it, and when to perform future maintenance.
4 Point Inspection
A 4 Point Inspection is often necessary to schedule before you purchase an older home—otherwise, insurance agencies may be reluctant to issue a policy. The inspection consists of four primary areas: the roof, HVAC system, plumbing system, and electrical system.
Loan Draw Inspections
This inspection is designed to ensure that a residential or commercial construction project remains compliant with the original draw request for the duration of the building process. We’ll look over the budget to see what terms were agreed upon before assessing the stored materials at the jobsite and observing current progress—verifying that everything is in line with what’s stated in your loan agreement.
Re-Inspections are recommended for components that were replaced, repaired, or otherwise modified after they were found to be defective or unsafe during our original inspection. We’ll make sure that any changes that have been made were done safely and that there are no other issues that need addressed before you can confidently move forward.
This inspection is a comprehensive assessment of a property that will identify any areas of the structure that are damaged or otherwise affected by mold. We’ll also investigate the home for areas of moisture intrusion so that you’ll be aware of any problem spots that could harbor mold in the future.
Radon is a radioactive gas that can form beneath your home due to the decomposition of certain types of rock and soil. The gas can sometimes enter a home through cracks in the foundation and other gaps—posing a serious health risk for occupants. Odorless and invisible, radon isn’t easily detected without the assistance of specialized instruments. We’ll carefully test your home for radon using the required equipment, advising you on what action to take if concentrations of the gas are discovered.
If you’re buying a home, you need to know that it has a clean water source—otherwise your health could be at risk if you choose to follow through with an investment. We’ll take samples from both the tap and well to send off for laboratory testing, getting the results back to you as soon as possible.
